What is a rental guarantor?
A rental guarantor is a company or individual that guarantees your lease on your behalf. If you don’t meet credit or income requirements, a guarantor helps assure the landlord that rent will be paid.
What credit score do I need to qualify?
There is no set minimum credit score requirement. Greater emphasis is placed on income. Applicants must be steadily employed or have a consistent source of income and be able to document such.
How does a rental guarantor work?
US Guarantors reviews your application and, if approved, acts as your lease guarantor. This allows landlords to approve your apartment even if you don’t qualify on your own.
How long does approval take?
Most applications are reviewed quickly, often within a short period after submission.
What does it cost?
Following approval, renters pay a fee equal to approximately 85% to 110% of one month’s rent, due at lease signing. This is based on an internal, self-developed formula that we apply to all approvals. Landlords pay nothing.
Is there an application fee?
There is no cost to submit your initial application. If your income and employment history meet our basic underwriting guidelines, we will invoice you for credit and background reports. The fee for these reports is $59 or $69 if you have an eviction. Applicants with evictions will typically require a little more time for processing.
I have a roommate. Can you help?
Yes, roommates or additional tenants are fine. However, all applicants who plan to be on the lease, or whose income will be considered for approval, must apply individually. Good news: Our fee is per lease, not per person.
Do you have a list of properties?
Not anymore. Due to the rapid turnover of available properties, maintaining an accurate, up-to-date database proved to be impractical. Given the specialized nature of our services, continuing this effort diverted focus from our primary operations.
Do I need a cosigner if I use U.S. Guarantors?
No. Our rental guarantor service replaces the need for a traditional cosigner.
Do you provide service in my area?

I have a past eviction. Can you help?
Short answer: Maybe. While all of our renters are working through credit challenges, evictions can present a higher hurdle. Landlords are understandably cautious, which is why we prioritize income over credit history and evaluate each situation on its own merits. Usually, evictions result from one-time circumstances that are unlikely to repeat. We look at the full picture and take it from there.
I am a landlord. What does this cost me?
Zero.
I don't make 3X the rent. What do I do?
Find another place. If the place you're looking to rent is more than one-third of your monthly income, you're shopping above your means. Our job is to provide a service to help those who are realistic about their finances and need some help. Most landlords also have limits on these ratios.

Who needs a rental guarantor?
